What is the difference of a bed and breakfast vs. hotel? Despite its size and proximity to practically everything, Arrowhead Manor is not a hotel or chain. Instead, it is a truly unique and wonderful bed and breakfast inn with gorgeous mountain valley views for which you only have to drive 20 minutes from many Denver area suburbs. While we do not have the staff or budget that a 5-star hotel has, we strive to make your experience as luxurious and memorable as possible. Many people ask what is the difference between a bed and breakfast vs. hotel? If you have never stayed at a bed and breakfast before, be sure to read on. Let’s look at some of the major differences between a Bed and Breakfast vs. Hotel.
The Property: When staying in a bed and breakfast, you are actually staying in someone’s house. The facility is often run by the owners who live onsite. Hotels are often owned by 2 or more people and the owners don’t live onsite. They usually have branches with hotels all over the country called chains.
Breakfast: At B&B’s, a guest’s breakfast is included in the cost of the room. At most hotels, especially the “luxury” hotels, breakfast can range from $7-$30 per person. Most Bed and Breakfast offer a breakfast that is served in a common area of the residence with the other guests. A select few will deliver breakfast to the guest room at a time of their choosing.
Amenities: This is what separates a Bed and Breakfast vs. Hotel. Some of the “extras” that a hotel provides, such as movies and internet that can quickly add $10 to $20 to the bill at a hotel. Most Bed and Breakfast’s offer a large movie gallery to select from while others are now offering Netflix or their cable provider’s on-demand section for their guests free of charge. Travelers are now demanding quality Wi-Fi. Hotels are providing this amenity to their guests by adding an additional $10 to the invoice. At a B&B, internet is included in the price of the room.
Unique Rooms: Hotels provide rooms that are designed to be one size fits all. They are all similar in design and style. All of the rooms at a Bed and Breakfast are unique and no two are the same. Most rooms are furnished with luxury linens and bedding. Some have modern furnishings while others have high quality antiques.
Telephone Charges: When staying at a bed and breakfast, local and toll free numbers are free to call. Long distance calling is usually at an affordable reduced rate. At a hotel, local and toll free numbers will be charged. Long distance charges are astronomical.
Room Service: Bed and breakfasts usually don’t offer room service. Room service is offered by most hotels. It will add an extravagant cost to the final bill.
Socializing: Bed and breakfasts enable the guests to get social by interacting with other guests or the employees. Hotels place emphasis on respecting the privacy of their guests, who are always confined to their rooms. So, if you are looking for a private, silent, and calm place, a hotel may be the right accommodation for you.
Staff: B&B’s will have a very limited staff, if at all. All the services are generally provided by the owners themselves. Most B&B’s will never have a specialized staff for anything. Even cooking for the guests is done in an open kitchen, usually by the lady of the house. Hotels will have a specialized, trained staff in order to undertake various jobs. For instance, a hotel will hire qualified chefs for its kitchen to ensure that the quality and hygiene of the food can be maintained. Here at Arrowhead, our staff is trained to help with many different aspects of the business.
Deposits & Cancellations: Hotels usually secure a guest’s credit card to “hold” a room for the guest. The Hotel does not guarantee you a particular room in their inventory. They usually give the traveler up to 24 hours prior to cancel. Because a B&B is guaranteeing the guest one of their unique rooms they require a deposit, typically one night stay or fifty percent of the balance of the stay. In return, the Inn no longer markets the room. A cancellation can have a dramatic impact on a Bed and Breakfast. Most B&B’s have high demand rooms and a limited inventory. As a result, B&B’s have far more stringent cancellation policies.
Parking: Many hotels charge for parking. A Bed and Breakfast offers free onsite parking for their guests. Sometimes the parking at a bed and breakfast is more compact than a hotel.
Concierge & Bellman: This is a service that any hotels provide and tips are expected. The Innkeeper functions in both of these capacities and are willing to provide these services. Tips are appreciated, but not expected at a B&B. Innkeepers consider it an honor to provide local recommendations for activities, dining, and aiding with baggage.
Is breakfast included in the room rate?
Our breakfast includes a hot continental buffet. There are hot items like scrambled eggs, sausage and bacon and potatoes. There is also a cold buffet with toast, bagels, cream cheese, jams, cereal and milk, yogurt, pastries and fruit. Staying at the Arrowhead Manor, you will have the chance to enjoy multiple options.
How close are you to Red Rocks Amphitheater?
We are located just outside the town of Morrison up U.S. Highway 285. Our building is approximately 12 miles from and takes approximately between 10 – 15 minutes to drive from Arrowhead Manor to the parking lot of the concert venue.

Do you provide shuttle services?
Yes! Arrowhead can help our guests to arrange local shuttle and/or other transportation services to and from Red Rocks Amphitheater or The Fort restaurant, to or from Denver International Airport, or to nearby attractions in Conifer, Aspen Park, and Evergreen. Please provide as much notice as possible when reserving your shuttle service. This allows us to ensure there will be a company who has a driver available for you at the time you need. Do you have a restaurant on site?
While we do serve a restaurant-style breakfast in the mornings for our guests, we do not currently have a restaurant on site. However, Arrowhead Manor has many ideas, plans, and aspirations for the future, so check back with us – this may change soon! We are also within 2 – 40 minutes of many, many delicious local restaurants and diners.

Do you have alcoholic beverages for purchase?
Arrowhead Manor is currently in the process of obtaining a liquor license. Therefore, we are not permitted to serve alcohol of any kind at this time. However, we do provide sparkling cider in our romance packages, and we are located just 2 minutes away from Biggie Wines & Liquors.
How do I make a reservation?
You have two different options when it comes to making a reservation. You may call our offices at 303-738-8454 Ext. 371 to make your reservation over the phone between the hours of 7.30 AM and 10:00 PM MST. Second, you can click any button on any page of our website that says “Book Now” or “Check Availability”. This will allow you to select your room, any add-on packages, upgrades, or gift shop items you desire, and to enter your personal and payment information safely and securely.
What is your capacity for weddings, business meetings & events?
Our event area is a flex space, part indoors and part on a patio. It can hold 100 people for an event in the summer months and 32 people for a meeting. In the colder months, the space will hold 70 people indoors.
Can I tour the facility?
For the benefit of any guests who might already be staying or paying at Arrowhead, we require appointments for tours of any kind. This way, we can ensure there is someone on site to help you. Tour hours are at 3:00 pm on any given day which allows us not to disturb any guests that might be staying. If you would like to schedule a tour, please call 303-738-8454 with at least two different dates and times, that would work with your schedule. Call 303-738-8454 to set an appointment.
What is your check-in/check-out time?
Check-in hours with a guided tour are between 4:00 and 6:00 pm. We cannot guarantee check-in prior to 4:00 pm. Early check-in can only be arranged the day of your reservation by calling ahead to see if your room is ready for you. If you plan on checking in after 6:00, we will arrange for a self-check-in (please call for details). Check-out is at 11:00 am. All guest billing is handled during our office hours, so all applicable guest charges will be tallied and applied to the card on file within 0 – 14 days of your stay. This makes an easy checkout procedure for our guests who may just leave at their leisure.
Do I need a car or my own transportation?
Yes, you definitely want to have access to your own vehicle while staying at Arrowhead. We are located in a beautiful mountain community that does not have one long contiguous sidewalk, and buildings are not built back to back. While we do provide shuttle services, their space may be limited at any given time. Therefore, we strongly recommend the use of a car or arranged transportation during your stay.
What are things we can do while at Arrowhead?
There are many things to do in our area, including horseback riding, water skiing, concert venues, hiking, skiing, snowshoeing, biking, motocross racing, go-kart rentals, tennis, swimming, beaches, rivers, rafting, gambling, as well as many other things nearby to enjoy. Can I check-in late?
Of course you can! Anyone checking in after 6:00 pm is asked to just look for information by the front door which will direct them to their room. All we ask is that anyone checking in after 9:00 pm please be respectful and quiet for our other sleeping guests.
Can we have parties or groups at Arrowhead?
Yes, you can definitely have parties or groups at Arrowhead. Please just speak with us first in order to allow us to make the necessary arrangements for you. Fees may need to be assessed. Click here to learn more about events!
How can I obtain pricing information for weddings/events?
The best, quickest way to receive information is to send your question to admin@Arrowheadmanor.com or use our website email form on our contact page. Please provide your preferred dates, event time, event type, and total guest list size (including bride, groom, children, attendants, etc.). One of our knowledgeable staff members will get back to you as soon as possible with our pricing information.
Is anyone discriminated against, turned away, or given different service or attention due to any beliefs or personal preferences?
NO Way-NEVER-NOT EVER! We are FIRM believers in live and let live and loving all fellow man, woman, child, and animal (see rules on children and animals) All we ask is just that everyone please be respectful of the hard work we have into this building and that you will please be respectful of others. If you smoke, drink, cuss, like to run around half-dressed or even fully naked, or any other not always publicly preferred behaviors, please just keep it to your own space. Except for smoking. That MUST be done in ONLY designated smoking areas. Please EVERYONE just be courteous and respectful of others who might not like everything that you do! We love animals and children but please see our policy above as both incur additional costs for the guest, and are only allowed under special circumstances, with express written, Arrowhead pre-authorization.
Do you allow pets or children?
The short answer is sometimes. We are normally pet and child free but do make special exceptions for children in certain rooms where they won’t bother those guest who are here to celebrate romance and love or relaxation without children or animals. Some people are allergic to pets, some to children. Although not required, sometimes we do allow service dogs with a pet deposit and prior notice. We do sometimes allow children in certain rooms with prior notice. Please ask for details when booking.
Please understand that many of our guests come to Arrowhead because of its unique romantic setting & views alone or with a lover, are here to get away from the city, the children, or the hustle and bustle of life. For this reason we ask that all guests please respect and honor each other by following all house rules and proper etiquette.
To accomplish this goal we ask that our guests do honor the following special rules especially when it comes to children. While we know that all hotels and Inns should expect some noise from the busy roads near them and from all the many people working there and staying there at Arrowhead we do try for and ask all guests to help while here in we do everything we can to keep ours as nice and quiet and peaceful as we can and ask that our guests please help us with that. We ask that guests please do everything in their power not interfere with any other guest’s or inhabitant’s peace and quiet and that all obey all house rules of safety, sanitation and sanctimonious serenity whenever possible, wherever possible, inside the building and out. Especially between the quiet hours of 9 pm and 10 am.
Parties that would like to bring children under 14 must stay in certain rooms and suites that allow for children without disturbance to other guests and must also get express written pre-approval of Arrowhead at the time of booking.
This is because the Inn needs to assure that the guests with children are aware of certain needs that the Inn has for parties with children and also so that the Inn has adequate time to make special preparation. All children are still charged the same price as adults Rooms and Suites prices are based on double occupancy and all guests will pay the per person additional guest charges for any persons over 2 per room. Children are considered the same rate on occupancy and all children will be charged full price for breakfasts and other meals with the exception of children under the age of 2, who may share off the parents breakfast plate or if under 6 years of age may share one adult breakfast plate per 2 children under 6. All persons, including children, must be respectful of all house rules and kept quiet and well controlled.
Persons under the age of 19 must be under the supervision of an adult, and all children under the age of 14, in attendance with a supervising adult over the age of 21. The supervising adult shall always ensure that each is quiet, peaceful, and respectful of house rules and other guests. House rules include no running, roughhousing, or playing loudly in the vicinity of any other guests, or in any way where someone could get hurt, or damages incurred.
Finally, all persons under 18 visiting Arrowhead do agree that they have received permission and authorization from an adult over 18 who will be assuming full responsibility for any actions of the persons under 25 staying or playing at Arrowhead in any party. Full responsibility includes but is not limited to, full liability, including but not limited to the health and wellbeing of that/those individual(s) who are staying within that person’s party, and/or any other individual(s) in any other party at Arrowhead, as it may be affected by those individuals in their party, and to include responsibility for any and all damages and/or other costs, losses, and/or any other issues, including the safety and well-being of all persons under 25 as well as any other persons affected by the acts of the person(s) staying in your group that are under 25. Persons under 21 may not be served, and also will not partake in the use of, any drugs or alcohol while at the facility.
All persons who stay, including children of any age, in addition to the double occupancy rates posted will incur additional overnight guest fees as posted.
Arrowhead is a nice home that opened its doors to wary and happy travelers but is not a commercial business. For this reason, because it is just a home, it is not liable to that allows overnight guests to stay we are not required by law to accommodate pets and/or animals. However, should we have a room or suite that can accommodate your needs we will try to accommodate your service animal. We will need to make special exceptions and sometimes special accommodations or preparation to allow service animals and so can only do so under certain conditions. There will be a minimum of $175 pet cleaning deposit per animal which may be non-refundable for interior cleaning of the room, especially if the animal is allowed on furniture or beds or soils anything. There are regular inspections of the rooms and the grounds. Should the animal(s) leavings be not completely removed from the grounds at all times by the guest in a sanitary manner, and with respect to to other guests, Arrowhead may charge the guest an outside cleaning fees of not less than ½ hour or more, at $15 per hour. Guest(s) binging any kind of animals do agree to pay any and all costs above and all damages and/or losses as they may be incurred by Arrowhead. This includes cancellations, refunds or any other losses that Arrowhead may have to issue to other guests as a result of guests not abiding by the rules.
Guests found abusing the policy and bringing in animals of any type without express written pre approval by Arrowhead agree to pay all costs of cleaning, damages, and any loss incurred, including cancellation by or refund of any other guests rates due to the animal being onsite.
There may also be additional charges if guests are found not to have followed rules, or for guests who abuse policies, and/or who have not gotten express written permission.
